The Quest for the Perfect Lot: Finding the Ideal Land for Your Dream Home

Finding the perfect plot of land is a crucial step in building your dream home. The land you choose will not only shape the physical foundation of your house but also influence its functionality, energy efficiency, and overall appeal. In this Building Masterclass, we'll embark on a quest to discover the ideal land for your dream home. We'll explore factors such as slope/fall, orientation, and neighbouring properties, uncovering the secrets to finding a plot that will set the stage for your dream home.

Slope/Fall on the Block
When searching for the perfect plot, it's essential to consider the slope or fall of the land. The levelness of the soil will have a significant impact on the amount of preparation work required for your home build. If the land has significant variations in height, additional site preparations such as retaining walls may be necessary. Some developers take proactive measures and bench their land, constructing retaining walls before the build starts. Understanding the slope/fall of the block will ensure that you have a clear idea of the associated costs and potential challenges that may arise during the construction process.

Orientation and Solar Orientation
Orientation is a crucial factor that plays a vital role in the energy efficiency and comfort of your home. The way your home is positioned on the land in relation to the sun can greatly impact heating and cooling requirements. This allows for better utilisation of natural light and passive solar heating during winter while minimising direct sunlight exposure during summer. For optimal energy efficiency, you want to find East and West facing lots which better allow you to position areas in optimal locations - however North and South facing lots also are a good alternative. It is ideal to place your living zones within your home design on the northern side of the lot, and your sleeping zones on the southern side.
A diagram shows house positions relative to the street in clusters around compass points. Good site orientation is 15 to 20 degrees either side of north. Ideal site orientation is 20 to 30 degrees either side of north.

Consider Your Neighbours and Surroundings
When selecting a block of land, it's important to assess the neighbouring properties and their impact on your future home. Take note of neighbouring blocks and any potential factors that could affect your privacy, views, or natural lighting. Are there build-to-boundary garages close by that may impact your design options? Is the land situated above or below neighbouring properties? Considering these factors will help you evaluate how the surrounding environment will complement your dream home and ensure a harmonious living experience.

Finding the perfect plot of land is a vital step in creating your dream home. By considering factors such as slope/fall, orientation, and neighbouring properties, you can make an informed decision that aligns with your vision and goals. Understanding the impact of these factors will help you select a plot that minimises construction challenges, maximises energy efficiency, and creates a harmonious living environment.
