The Victorian First Home Owners' Grant (FHOG) is a government grant that has specific eligibility criteria and terms. Burbank makes no representations, warranties, or guarantees regarding the eligibility of any customer for any government grants, including but not limited to the FHOG. Eligibility for the FHOG is determined by the government authority, and it is the sole responsibility of the customer to confirm their eligibility and apply for the grant. Burbank shall not be liable for any loss, financial or otherwise, incurred by the customer due to ineligibility for the FHOG or any delays in the application or approval process. Build Time Guarantee
The Build Time Guarantee (25 Weeks for single storey and 30-week for double storey) is subject to the following Terms and Conditions and must be read in conjunction with your building contract.
Subject to these Terms and Conditions, Burbank guarantees that Practical Completion of your home will be achieved within 25 weeks (for single storey) or 30 weeks (for double storeys) from the Commencement Date stated in your building contract ("Guarantee Period"). This guarantee applies only where all eligibility criteria, preconditions, and ongoing client obligations are met.
Eligible customers for this Guarantee include:
• Standard residential build jobs in the Stockland Good Life Campaign.
• Projects with finalised plans, specifications, and selections prior to construction, and Contracts noting the Guarantee Period applies.
• All permits and approvals are issued, finance is unconditional, full deposit paid, all selections signed-off, and site access is provided in accordance with the building contract provisions.
The Guarantee does not apply to:
• Custom designed homes
• Knock down rebuilds
• Homes with non-standard variations
To maintain eligibility for the Guarantee, you must:
• Make all progress payments on time
• Avoid requesting variations during construction
• Provide uninterrupted access to the site
Any delay caused beyond Burbank's control (and entitling Burbank to an extension of time under the building contract) may extend the Guarantee Period. Similarly, any suspension by the Builder (pursuant to the terms of the building contract), will automatically extend the Guarantee Period.
If we fail to achieve Practical Completion within the Guarantee Period (as adjusted for any permitted extensions), you will be entitled to delay damages under your building contract. The Guarantee does not give rise to a right to terminate the contract or claim damages beyond what is expressly provided for.
These terms and conditions do not replace your building contract (and your building contract takes precedence in the case of any inconsistencies). The guarantee is not transferable.

Site Start Guarantee
Burbank Australia Pty Ltd (ACN 007 099 872) (“Burbank”) offers a Site Start Guarantee to eligible customers who meet all criteria set out in these Terms & Conditions ("the Site Start Guarantee").
PROMOTION PERIOD
The Site Start Guarantee applies from 5 January 2026 and ends on the earlier of:
• the expiry of Burbank’s $10,000 Stockland Home & Land Package Discount Promotion; or
• When terminated by Burbank Homes at its discretion
ELIGIBILITY
To be eligible for the Site Start Guarantee, the customer must meet all of the following criteria. The customer must:
• be registered on the eligible Stockland titled land at the time of paying the Preliminary Works Fee (PWF);
• complete and submits all the sales paperwork, including all required documentation, to Burbank within 5 working of the PWF;
• agree all fixed site costs at the time of signing the building contract;
• not request any structural changes (including without limitation changes to façade and/or floorplan) to the pre-approved O-Series home design range;
• select all colours from the colour board selection range(s) with no variations;
• provide its formal written pre-finance approval from a recognised financial institution at the time of the PWF;
• sign the building contract within 5 working days of request;
• ensure the site is clear, level and ready for construction within 5 working days of signing the building contract. This includes, without limitation, removing all spoil, rubbish, debris, vegetation, structures and obstructions; and
• ensure no outstanding council applications or approvals are required, which include without limitation any report and consent applications; planning permit; overlooking permit applications; build over easement approvals; and any secondary or special council approvals;
• immediately notify Burbank of any changes or issues that may affect their eligibility for the Site Start Guarantee, including changes to finance; site issues or constraints; personal circumstances; and any other matters that may cause delays; and
• provide accurate, complete, and truthful information to Burbank, and must respond promptly to all Burbank’s requests for information, documentation and decisions.
Burbank’s decision regarding eligibility and compliance with these Terms and Conditions is final.
DELAYS BEYOND BURBANK’S CONTROL
The Site Start Guarantee does not apply to delays caused by events which entitle Burbank to an extension of time under the building contract.
NO LIABILITY
The Site Start Guarantee remains valid only if the customer maintains ongoing compliance with all obligations set out in clause 2 up to and including the site start date. If the Site Start Guarantee is voided due to customer non-compliance, Burbank has no liability for any delays to the site start date, and the standard contract timeframes will apply.
GENERAL CONDITIONS
• This offer is non-transferable and applies only to the original purchaser who pays the PWF.
• Customers cannot combine this offer with any other promotions, discounts, or rebates unless expressly stated by Burbank.
• Burbank reserves the right to:
o Modify, suspend, or terminate this Promotion (including these terms and conditions) at any time.
o Determine the order of applications if multiple applications are received simultaneously
• Final home selection is subject to site suitability, council requirements, and Burbank Homes approval.
• All images, illustrations, and plans are for illustrative purposes only and may not represent the final product.
• Personal information collected as part of this Promotion will be handled in accordance with Burbank’s Privacy Policy.
