What to look for when visiting a display home

Walking into a display home can be like walking into your perfect dream house. Everything is bigger, better and speccier.

Display homes are often built with high specifications so you can see what is possible when you build your home. 
You may not like all that is in there but generally they are done to a specific décor to showcase colours and upgrades that you could have. 

Here are our top tips on what to look for when visiting a display home.

Understand the upgrades
Display homes have a ‘base’ price and an ‘as displayed’ price that reflects all the upgrades you see in the display. Have the sales consultant walk you through each room and explain what is standard (that comes with the home) and what is extra. Upgrades can substantially raise your budget so it’s important to set the expectations up front.

Take measurements
Land details are very important when you visit a display. You want to make sure your dream home fits on your block. There may be nuances with your land that need taking into consideration. 
Also measuring the space so you can fit your furniture in is another tip. Look where the windows are placed, where the TV will sit, if your bed will fit against a specific wall. A tape measure is a handy thing to carry when you’re visiting displays.

Consider you lifestyle needs

Your lifestyle needs to be catered for when building a new home. Look at the size of the home you will need – do you have a growing family, what are the plans for the future, are you upsizing or downsizing?
An extra room always comes in handy in the long run as you won’t need to move house if you’re expanding your family. Entertaining, open-plan, outdoor areas are also important communal areas to consider. If you’re an entertainer, you’ll need room to entertain and if you love to cook your kitchen space will be very important.
Privacy may be important in some areas of the home. Is it the master suite where you can have a retreat just for or an activity room for the children?


Prioritize what you need
Don’t get dazzled by the over-the-top styling of a display, focus on the floorplan and traffic flow and get an idea of the space

If this home is not the one for you, sit down with a sales consultant and go over your specific needs and see plans that will suit you.

Questions to ask the sales consultant may include:
•    What inclusions are with this home?
•    Do you have any special offers that can add value to my decision?
•    What is the process of changing a few things to suit my needs? 
•    And what are the cost implications to add rooms or areas?

A good time to visit a display if you want to sit down with a consultant, is during the week as weekends can get busy. If you can’t make it on a week day, do your research in advance to narrow down the visiting time. Or book an appointment so you get their undivided attention.
