A few home truths about building a home and all that surrounds it.

The building process

Once you’ve found a design you love, an outcome that you’ve no doubt reached after enduring countless hours in display homes, on builder’s websites and stalking the Instagram images of architectural masterpieces, you’ll need to place your initial deposit.

You’ll receive a formal quotation from your sales consultant, then pay the deposit to lock in the base price and receive the site plans for your new home. You’ll also need to speak to your bank/mortgage broker at this stage to ensure you are in the position to receive a loan.

The fun part. If you build with Burbank, you’ll spend a full day at our Edge Selection Studio,a showroom bustling with potential options for the internal and external fixtures of your new home. Equipped with interior designers who live and breathe décor, you’ll be working with the most creative and stylish in the business. Even if you have no taste, which let’s face it not all of us have, the team will ensure the choices you make fit your budget all while remaining chic.

This is where you'll select all of the electrical fittings for your home, and learn about all of the amazing advances we have seen in the last couple of years in technology. This can be overwhelming, however a half day spent at the Edge with the expert team will have you sorted.

Less fun than interior design but just as important! Your builder will organise a soil test and a site survey and order your land title information.

Every piece of documentation for your contract is crosschecked against your final tender, colour/electrical selections and drawings before being given to you to sign. The second part of the deposit is also due to be paid at this point.

Once the contract is signed, your builder will obtain all required permits to begin construction. They’ll also begin ordering materials from their suppliers in preparation for site start. You’ll need to have unconditional finance approval from your lender and go through a checklist to make sure your site is ready for construction with things like clearing debris and cutting the grass. The very last thing to do before your home begins construction is to sign and return your final construction drawings.

Finally you’ve arrived!

Your dream home is about to come to life before your eyes.

But what is the process of the build itself? So glad you asked.

1.Slab pouring (laying your home's foundations)

2.Framing (support structures installed)

3.Lockup (windows, doors and walls erected- home needs to be locked up!)

4.Fixing (plumbing, electrical and other design features all installed)

5.Completion (your home is almost complete...)

A great bonus of building with Burbank is MyPlace, an online platform that provides you with imagery at every significant point of your build and alerts you to when certain stages of your build are taking place.

The length of time it will take to finish the build is specified in your contract and will vary from home to home depending on the complexity of your build.

Along the way, you’ll undergo site visits and inspections during the key construction stage and when constructed, you’ll be invited to attend a final practical completion inspection (PCI) to walk through your new home. Following this, an official settlement appointment will be organised and your keys will be handed over. YAY!
